Here’s a textbook example — a cracked, split plumbing vent boot. That rubber gasket dries out and splits over time, and once it does, water runs straight down the pipe into the ceiling below. It’s a small part that causes big leaks, and easy to miss from the ground. We replaced it with a new, properly flashed and sealed boot.

Most leaks start at the roof’s weak points: flashing around a chimney or wall, a cracked vent boot, a nail that backed out, a worn valley, or shingles that have lost their seal to wind and age. We find the source, not just the symptom, so the repair actually holds.
